Short description
This spacious villa (300 m² total living area!) is situated on a plot of approx 3000 m², in Przesieka, a small mountain village in the Giant Mountains. It lies near the town of Jelenia Gora, in southwest Poland. The site is fully enclosed by a fence with a gate at the driveway. In the spacious and beautifully landscaped gardens you can relax in the sun (or shade) while the children play on the playground equipped with swings, rings, a sandbox, slides and a playhouse. Besides the playground a new terrace with seating has been built. On this large terrace you will find two wooden garden sets and a barbecue. Because of its convenient location, you can use the Przesieka holiday home as a base for numerous activities and sightseeing.

This villa is situated on the border of the Karkonoski National Park (5564 acres) where you will find an unspoilt nature of magical forests and small individual mountains and where game is still plentiful. The Karkonosze (part of the Giant Mountains) is one of the oldest mountain ranges in Europe.
If you like hiking through mountains, you can indulge yourself here. Both the paved roads through the (sometimes wild) forest and the mountain trails are suitable for Nordic walking. The landscape is varied because the forest is interspersed with dramatic cliffs, scenic vistas, idyllic villages and numerous rivers, lakes and waterfalls. Furthermore, the road will take you approximately 6 km to the border with the Czech Republic. From there you can walk along the mountain tops all the way to Karpacz where to your left lies Poland and to your right the Czech countryside. This is also an ideal place for avid cyclists. Mountain biking is also possible on the many fantastic routes that the area is rich in. Hiking and cycling routes begin right from the home.
For the more adventurous, it is possible to use off-road or quad bikes to explore the mountainous landscape. Also, there are several places nearby where you can go climbing or abseiling.

If you are vacationing with (small) children, there is also plenty to do here: there is a luge in the area (both summer and winter); a circus in Cyrkland; Western City where the wild west of yesteryear comes alive; bungee jumping on trampolines; and a miniature park in Kowary where various surrounding attractions have been constructed in miniature. Finally, you can of course visit many castles and ruins in the area where your children can look for the princess or knight in shining armor.

Winter sports facilities in Szklarska Poreba and Karpacz are friendly, small scale and perfect for beginners as well as families with children. No big ski classes for your children where the instructor can not hear your children because of their classmates. Here you will find affordable rates on private ski instructors for you and your family or just for your children. For the more experienced skiers, Harrachov (Czech Republic) is a fun place to ski and Spindleruv Mlyn is just 6 km away (but by car you must drive around the mountain so you're about an hour away). Cross-country skiing is possible in Jakuszyce, which lies on the road from Szklarska Poręba to Harrachov.

Wellness fans can make use of the in-house sauna and Jacuzzi, but about 5 km from the villa there is also the spa of Uzdrowiska Cieplice. This is one of the oldest spas in Poland (dating from 1281) and is known for the healing properties of its mineralized, thermal fluorinated water. These hot springs reach a temperature of about 90° C. In addition to being popular with people with health problems, this spa is also a popular place for those looking to be pampered as there are more than 30 different therapies and treatments, all at a very competitive price / quality ratio.

In Harrachov (Czech Republic) there is a special golf course. This golf course was built for this unusually mountainous area, which makes it particularly original. The more than three-kilometer-long nine-hole golf course presents a special challenge for fans of golf.

World renown cities such as Prague, Dresden and Wrocław, all great destinations for a day trip. You can travel around on your own, but in Karpacz and Szklarska Poręba organized day trips are also offered.
Fittings
This comfortable villa is ideal for up to 12 persons. The total (residential) area is approximately 300 m2. The layout of the ground floor is as follows: a hall, toilet, hallway to the living room with an open kitchen (with refrigerator, freezer, 4-burner stove with extraction fan, dishwasher, oven, microwave, kettle and a Senseo coffeemaker (please bring coffee “pads” for this as they are not sold in stores) and complete dinnerware for the stated number of guests). The living room has a dining table, a spacious sitting area with fireplace, a color TV, DVD player and two small chairs so you can read a book. This villa has six spacious bedrooms, three furnished with two single beds (each) and three with twin beds. Duvets, pillows and bed linen are provided. The master bathroom is equipped with a shower, spacious bathtub, baby bath, sink and toilet. There are also two smaller bathrooms both with shower, toilet and sink. Upstairs on the roof terrace there is a sauna available so you can enjoy the Jacuzzi and a stunning views of the valley at the same time. The villa has a spacious garden with a barbecue and two ponds, a double garage, a shed, a playground and private parking. Outside on the terrace you’ll find ample garden furniture, a rocking chair and an umbrella at your disposal. For the little ones, we have the following facilities: a playpen and a rocker in the living room, two chairs, two baby cribs, stair gates for the stairs and a baby buggy. For security reasons, the small pond has a steel mesh net and is protected by a fence. Despite these precautions, parental supervision is necessary!

Article 1: Reservation
1.1 Upon arrival, the property is available to the tenant from 5:00 pm. On the day of departure, the tenant should check-out of the accommodation no later than 11:00 am and return the key to the manager who will then carry out a joint inspection for the completeness and neatness of the house.
Article 2: Guests
2.1 The description of the house mentions a maximum allowable number of guests as being 12 adults plus two babies. This number can not be exceeded without the prior consent of the landlord. If this amount is exceeded, the contract will be legally regarded as dissolved and access to the apartment will be denied without recourse to a refund of the rent.
Article 3: House Rules
3.1 The tenant is required to leave the property in a clean and tidy condition and to leave inventory in the same condition as found upon arrival. Fees for additional (specialized) cleaning may be charged if it is necessary to restore the house to its original state.
3.2 Smoking is not allowed in the house.
3.3 Pets are not allowed in the apartment. < br> 3.4 Administrators have the right to access the property during the rental period to perform maintenance (grass mowing, watering plants, etc.) in and around the house. This is done only after consultation with the tenant so any inconvenience to the tenant is minimized.
3.5 For repeated misconduct by the tenant and / or his fellow travelers in and around the house, the landlord reserves the right to end the lease immediately and deny the tenant the right to the house.
Article 4: Responsibilities
4.1 The owner is not responsible or liable for damages and / or injury incurred in or around the house. Also the landlord is not liable for inconvenience, damage or injury resulting from loss, theft or disasters such as extreme weather. The tenant is free to purchase insurance.
4.2 The tenant is responsible for the proper treatment of the hired property and is liable for any damages caused during the stay by himself and / or his fellow travelers.

Article 5: Rent
5.1 The agreed upon rental price includes the use of bed and kitchen linen. Tenant shall furnish their own bath towels.
Gas/water/electricity have to be paid on spot according to consumption.
